Residential Management Services

Steph Kamaitis has a vast amount of experience within the residential property market. Steph can offer you full management of your residential property in and around Nottinghamshire for a competitive fee to include the following;

  • Monthly rent collection
  • Monthly statements
  • Arranging repairs and maintenance with our knowledgeable and committed contractors

  • Electrical Installation Condition Reports
  • 3 monthly inspections of your property

Residential let only service

This option is an ideal solution if you as a Landlord would like to manage your own property, however do not want the inconvenience of finding 'the perfect tenant'.

The cost of this service is £350.00

Commercial Management

Chris has been managing a range of commercial property in the East Midlands for over 30 years. His approach to commercial property management is simple but effective. The service offered will be tailored to your unique requirements but will encompass the following.

Commercial lettings

If your shop, office or industrial unit is empty, then B & K can assist you in finding suitable and trustworthy tentants.

We will list the property and manage the marketing process of your property, screen potential tenants and negotiate new lease terms including liaising with solicitors. We also offer a professional tenancy agreement which can be used for small and short term lettings.

Following the successful letting of your property, we will be pleased to offer the full management service above.

Selective Licencing Scheme

Landlords with properties in certain locations around the Nottinghamshire area will require a licence to rent their property, this is known as the ‘Selective licencing scheme’. This licence costs approx. £850.00 through Nottingham City Council, you are able to apply for this yourself through the NCC website or alternatively B&K are able to apply for this application on your behalf for an additional fee of £125.00 per application. Selective licencing is to ensure that all rental properties meet specific safety standards, are maintained in good condition and that all required certificates are in place (gas certs, EPC's etc).

1How will I know if I will have a good tenant?
We will carry out credit checks and obtain references on all prospective tenants
2Do i need an EPC for my property?
Yes, this is a legal requirement, we are able to arrange this for you if required.
3How are maintenance issues resolved?
It is our responsibility at B & K to ensure that any repair or maintenance issues are dealt with in a timely manner, using only our approved contractors unless you have your own contractors that you prefer to use this can also be organised.
4How much deposit should i charge to my tenant?
We advise charging equivalent to 5 weeks rent as a deposit, this will be held in TDS.
5What insurance do i need to provide as a landlord
Buildings insurance is a must. We do recommend having a contents insurance policy in place regardless of whether your property is let as furnished or unfurnished. A good contents insurance will provide a level of liability cover in the event of an accident occurring in the property for which the tenant could make a claim against you.
6Who pays the utility bills?
All utilities are paid for by the tenant, unless the property is a HMO (House of multiple occupation)
7What is an inventory and who provides this?
An inventory is a written document noting the interior and exterior of the property and the condition that certain areas are in when the property is let to the new tenant, this also includes items that are in the property when the tenant moves in (pictures, furniture etc) We provide this for you, Steph will visit the property to ensure that the inventory is updated as and when necessary.
8Do i have to provide white goods
No, this is not a legal requirement and tenants will be made aware on the advertisement of the property whether or not these are included.
9Do i need a gas certificate?
Yes, gas certificates are a legal requirement for a rental property, we can arrange this for you if required.
10Do i need an EICR for my rental property?
As of June 2020 all properties advertised to let do require an up to date EICR, we can arrange this for you if required.
